Many families believe that talking to multiple agents will help them find the “best deal.” In reality, this often compromises your leverage before you even step into a home.
- Leaked Leverage: Sharing your budget, motives, or timeline with multiple parties broadcasts your “playbook” to an interconnected local network. If a listing agent knows you are in a time crunch or lack other choices, you will likely pay more.

The 70% Filter: Removing the Wrong Options
Good advisory work isn’t about maximizing options; it’s about removing the wrong ones early and decisively. Out of 100 listings that fit your criteria “on paper,” I typically discard 60% to 70% immediately before we ever talk about a showing.
I filter for the “Micro-Location Friction” that photos won’t show:
- Infrastructure Creep: Identifying busy collector roads or awkward street layouts with cut-through traffic.
- Density Risk: Reviewing Neighborhood Concept Plan (NCP) amendments that threaten a street’s long-term single-family character.
- Staging Masks: Recognizing build-era patterns or developer histories where fundamentals may have been compromised.
The Hidden Inventory: Private Opportunities
While the public MLS® is the primary tool, it is not the only one. In the executive markets of Surrey and South Surrey, a significant subset of opportunities occurs away from the public eye.
These “off-market” or discreet sales are often driven by privacy mandates for high-profile owners, or represent homes currently being prepared for sale and only available to a small network of trusted local advisors. My search process includes monitoring these private channels to ensure you have a perspective that isn’t limited to a public search bar.
